Canal Landing is a resort community of 300 homes with a small transit-oriented village center. The village center is planned with a corner store, neighborhood-scaled services and a bus stop. The community is a portion of a larger neighborhood and was designed with traditional neighborhood principles. Designed to retain the environmental features of the site, Canal Landing utilizes a hierarchy of green technologies, with a central 14 acre resource protection area as the key community amenity.
The plan is based on the town planning precedents found in several Delmarva coastal villages and small towns in the area. Homes are organized around a matrix of interconnected greens and greenways that mimic the natural drainage for the site. The greenway concept is complemented with a network of lanes and narrow tree-lined streets. All homes are within a convenient five minute walk to the village center.
